In episode 15, we interview Sandile Hogana who works as exec for a company called Private Property and is also a property investor.
Sandile is focused on building high end multilets in low income areas, in particular Turffontein.
He started his property investment journey by investing with friends in a pooled fund and then branched out on his own and bought a 3 bedroom property that he converted into a multi let in Turffontein.
Before investing in his first property, he spent 3 months doing his due diligence, mapping out his vision and then laying out his action steps.
He made sure that his property was different from any of the other surrounding properties - it has security, built in cupboards, privacy, care taker and will soon have shared DSTV.
Because of the design and value adds, he is able to rent this property for R2, 500 - R4, 500 per unit and is currently cashflowing at R35, 000 (US$2,350) per month from his first property.

In episode 14, we interview Ndumiso Nkonzo, an accountant who sees himself as a farmer at heart. He invests in multilets ekasi (the township).
At the time of recording the podcast, he had a total of 16 property units.
Nkonzo bought his first 2 properties by accident in Midrand; because of his two friends.
His property journey started when he changed jobs and his new boss introduced him to reading and recommended "The millionaire next door" and "Cashflow quadrant."
Those books changed his life and turned him into an investor.
He focuses his attention on buying township properties and then converting them into multilets with backrooms.
His strategy for multilets is unique because he chooses to buy land with one house and then build more properties on there.
It has proven to be a very profitable strategy - one of his properties has a gross income of R13, 000 (US$873) and a net income of R7, 000 (US$470).
Nkonzo has also found a really simple and unique way to make sure that his properties always have tenants.

Our guest in this podcast is Lihle King Nxoyi, who is 23 years old, dropped out of high school in the middle of grade 12 because he wanted to be wealthy and believed school couldn't teach him to be wealthy.
His story began in grade 7, when his parents gifted him with Robert Kiyosaki's book, "Rich Dad, Poor Dad."
In that moment he realized that property was his path and he started attending seminars, watching YouTube videos and acquiring knowledge.
He dropped out of school, worked for free in order to acquire knowledge on building a business, got himself a coach and literally hustled his way into his first property deals.
He had no car, no money for transportation (or anything) and somehow through sheer skill, determination and faith, he managed to sign his first 3 property deals in December 2018, all in one month and all for over R2 million (US$136,000).
Those properties are currently under renovation and are predicted to cashflow at R270, 000 (US$18,000) per month.

Carlo coaches people, mainly women of color, on how to achieve financial freedom by building property portfolios.
In this episode he shares with us his personal journey on how he was able to go from 1 property to 74 property deals by changing his mindset, getting mentors and changing his perception of debt.
Carlo shares how he came from a middle class family where he was taught to focus on paying off his mortgage.
This strategy served him well, until it no longer did. So in 2007, he changed his entire view of debt and went from 54% geared to over 90% geared and used that debt to buy 10 properties on 1 block, close to the Gautrain.
When Carlo lived in London, he learned that property that was within a 10 minute walk of the tube, was always in demand. A lesson that has served him well as a property investor.

In episode 10, we interviewed Linda Dotwana, a portfolio manager from TUHF.
TUHF is a financier that focuses on granting loans to property entrepreneurs who are focused on investing in the inner city.
They have financed up to 40,000 residential units in South Africa.
They work with property entrepreneurs to find high return on investment opportunities in the inner city.
Their philosophy is simple: they work with entrepreneurs and meet them at their level.
They understand that most entrepreneurs don't have all their ducks in a row and are hustlers at heart so their funding requirements are very different from traditional banks.
In fact Linda told us that most banks have an exaggerated sense of risk.
TUHF is not focused on credit reports and credit scores, nor are they worried about how much equity or income you have, which makes them the ideal financing partner for beginner investors.
Here are some other things that make TUHF different to traditional banks:
- they don't see the inner city as high risk, they have an intimate knowledge of the challenges within inner city, which helps them mitigate their risk
- they don't require prior property investor experience because they will give you the people resources and networks to help you succeed
- they give you access to their investor network and team you up with an investor who has already done what you're looking to do
- they see themselves as a commercial property funder but have 15 year loan terms vs 10 year loan terms
- they calculate and pay for refurbishment costs
- they pay for the cost of evaluation of the building
- they have no monthly admin costs

In episode 9, we interview Ntombi Sithole, a full time property entrepreneur, who shares with us how she was able to build a property portfolio that cashflow a. R105, 000/ $7,000 per month.
She shares how she bought her first building in 2015 for R 2.5 million ($167,000) and how that building is now worth R6 million ($401,000).
So how did she do it?

1) Other people's money: she raised money through family and friends and also got funding from non traditional sources of funding
2) She utilized her relationship. She told us that relationships are the new wealth. Not money

In episode 8, we interview Benedict Nkosi who is on a mission to retire by the age of 35.
He plans to do this through his property portfolio.
Benedict has 4 investment properties but the one property that really fascinated us was his AirBnB property.
He shared how he bought an underpriced property, converted into a multilet and then started renting out each unit as a separate unit on AirBnB rental and through this he makes a rental profit of R18, 000/$1,800.
Benedict shared the challenges of investing in AirBnB and how it differs from long term rentals.
We also learned about various zoning and legal issues to watch for when embarking on AirBnB rentals.
Self catering short term rentals are definitely in demand, now that millenials have caught the travel bug, so AirBnB presents a great opportunity for real estate investors.
